Main Arm is a remote valley behind Mullumbimby, a district of owner-built homes, older farmhouses and rural blocks reached by a single valley road. With every property on its own tank, creek or bore water, and a setting that holds damp and floods, asbestos, mould and water quality are the key assessments here.

Main Arm has a particular kind of history. The valley takes its name from the spot where Blindmouth Creek meets the Brunswick River, and in 1899 it nearly ended up called Durrumbul instead, the name that still belongs to the local hall and the public school up the top. From the 1970s on, cheap land and the multiple-occupancy and landsharing movement drew people who wanted to live differently, and a lot of the homes up here were built by hand, added to over the years, and pieced together from whatever materials were going at the time. Alongside them sit the older farmhouses, dairy bails and sheds left from the valley's farming days.

That makes for a lot of character, and it also makes asbestos a real possibility. The fibro sheeting, cement roofing and flat panels that were cheap and easy to build with through much of last century commonly contain it, and an owner-built extension or an old shed is exactly the sort of place it turns up. Anything from before the end of 2003 is worth treating with respect, and a valley home that has grown room by room can have materials from several different eras under the one roof.

The trick is to know before you start cutting. If you are pulling apart an old building or adding to one, sampling for asbestos first tells you what you are working with. We take the samples, the lab does the rest, and you get it in writing.

There is no town water in Main Arm. Every household runs on what it can catch and hold, rainwater off the roof, a creek, a bore or a dam, and that water goes straight to the kitchen tap. It is one of the best things about valley life and one of the easiest to take for granted.

What ends up in your tank is not always what you would expect. Roof debris, dead leaves, an animal getting into a tank, a first flush after a long dry, or run-off finding its way into a creek can all change the water quality without changing how it looks. After the floods and landslips of recent years, plenty of valley water sources copped silt and run-off they had never seen before, and the creeks that feed many properties run down out of the steep country around Mt Jerusalem National Park, picking up whatever the land above sheds.

Testing your tank or creek water is the only way to actually know what your household is drinking. It is a simple sample and a clear result, and for a family relying on a single source, with no town supply to fall back on, it is well worth doing.

Anyone who lived through 2022 in Main Arm remembers it. The bridge on Main Arm Road washed away, the valley was cut off for three days, and more than a hundred properties up the top were stranded behind landslips and destroyed driveways, with supplies coming in by air and on foot with the help of the army. The council is still rebuilding the valley's roads, causeways and culverts under a flood restoration program worth around twelve and a half million dollars, with works scheduled to run through 2026. Main Arm Creek itself silted up badly in the floods, and locals have noticed it taking less rain to bring the water up since.

Floods and a wet valley leave a mark you cannot always see. Water gets into floors, subfloors and wall cavities, and in a shaded, high-rainfall valley that does not dry out quickly, it keeps mould going long after the surface looks fine. Homes that went under, or just sat damp for weeks while the road was cut, can carry a problem in the structure.

Checking for mould tells you what is actually growing and how far it reaches, including what is in the air, not just the patch on the laundry wall. If your place went through 2022, or sits low near the creek, it is worth knowing where you stand.

Doing up an old valley home is a labour of love, often a slow one done in stages as time and money allow. It is also work that disturbs exactly the materials most likely to contain asbestos, and on a remote block you really do not want a surprise mid-job that stops everything while you sort it out.

Getting the materials checked before you start means you can plan the whole project around what is actually there. You order the right disposal, you keep yourself and anyone helping safe, and you are not downing tools halfway through to wait on answers. For a job that already takes patience, it removes one of the bigger unknowns.

It is the same thinking whether you are lining a room, lifting old flooring, or finally dealing with that shed that has been on the to-do list for years. A clear result in hand means the people helping you, whether tradies or mates, know exactly what they are handling before the first sheet comes off.

That independence matters most on the things that are easy to overstate. A test from us is a straight read on the property, nothing more and nothing less. If the report says you need a licensed removalist or a mould remediation crew, we will say so plainly, and you can bring in whoever you trust.

A lot of homes up here were owner-built. Does that make asbestos more or less likely? It depends on the materials, not who built it. Owner-builders through last century often used cheap fibro sheeting and cement products that commonly contain asbestos, so a hand-built extension can be just as likely to have it as anything else. The only way to know is to sample the specific material.

We are on tank and creek water. How worried should we be after the floods? It is worth a test. The floods and landslips pushed silt and run-off into water sources all over the valley, and that is not always visible in the glass. A water test gives you a clear read on whether your supply is safe to drink and use.

Our place was cut off and damp for days in 2022. Could mould still be in the walls? Very possibly. Water that gets into subfloors and wall cavities in a shaded, wet valley can keep mould going for a long time after the surface dries. Testing tells you whether it is active and how far it has spread, which is hard to judge by eye.

The road past us is still being repaired. Can you still get out here? Yes, we plan around the roadworks and the weather. The causeway and culvert repairs along Main Arm Road are ongoing, so if access is a problem on the day we will work out the timing with you rather than leave you guessing.

I am slowly renovating an old farmhouse. When is the right time to test? Before you disturb anything. Older valley farmhouses and their additions sit right in the asbestos window, so a test up front lets you plan each stage safely. On a remote block, knowing early saves you stalling a job to wait on answers.

We have old sheds and a dairy bail on the block. Are they worth checking? They often are. Farm sheds and outbuildings were built cheaply with fibro and cement sheeting that can contain asbestos, especially the older ones. If you are pulling one down or converting it, get the materials checked first.

Do you actually service the upper valley, or just the lower end? We cover the whole valley and the towns around it, from down the hill to Mullumbimby through to over the range at Federal and down the river at Brunswick Heads. Distance up the valley is not a problem, we just plan the trip.
