Ocean Shores is a planned coastal suburb built out from the 1970s on former dairy farms and drained swampland around its golf course. Its concentration of 1970s and 1980s housing places asbestos in the frame for many homes, the low-lying and creek-fed areas make mould a genuine consideration, and its former-farmland foundations make soil worth assessing where land is developed.

Ocean Shores began as one of the most ambitious developments the district had seen. An American company, Wendell-West, brought the plan to Byron Shire Council in 1968, the State Planning Authority signed off the following year, the golf club clubhouse went up in 1971, and the blocks were gradually subdivided and built on from the 1970s through the decades that followed. The original vision was enormous, tens of thousands of residents on thousands of blocks, with a marina, schools and a shopping complex, and while only a fraction of that was ever built, it is why so much of the suburb is made up of homes from the 1970s and 1980s.
That era is the heart of the asbestos question. Right through those decades, fibro sheeting, cement cladding, eaves, fences and wet-area linings commonly contained asbestos, and a typical original Ocean Shores home is squarely in that window. It sits there harmlessly while it is intact. The moment it gets cut, sanded or pulled apart in a renovation is when it matters.

The land Ocean Shores sits on has its own story. The developers bought up a string of dairy farms for the project, and the golf course at the centre of town was largely swampland before it was shaped and drained. That matters when land changes use again. Ocean Shores is a hilly place with plenty of homes enjoying the sea views, the Country Club sitting central to it all, but it runs down to flat, low ground too, around North Ocean Shores and toward South Golden Beach, with Marshalls Creek and Yelgun Creek running through it. The flats sit in a catchment with a long history of flooding, and the whole suburb shares a warm, humid coastal climate.
That mix is what mould likes. A low-lying home near the creeks, a house that has had water through it, or simply a place with poor airflow in a wet season can all give it a start, and it often spreads behind walls and under floors well before anything shows on the surface. An older home that has been through more than one wet season can be quietly harbouring it.
Getting a mould test done tells you what is growing, how far it has gone, and what is in the air you are breathing. Whether you are up on the hill or down on the flats, it is the way to know for certain rather than guessing from a stain on the ceiling.

A lot of the homes selling in Ocean Shores today are those original estate houses from the 1970s and 1980s, bought by people drawn to the suburb's space, sea views and easy coastal life. They are solid homes, and like any of that age they can carry asbestos in the materials or mould in a low, damp corner, none of which shows at an open home.
For a buyer, a test before signing turns an older estate home from an unknown into a known quantity, which is worth a lot on a big purchase. For a seller, a clean result handed over early saves a buyer's inspector raising questions late in the piece. The point is the same on both sides: decisions made on facts rather than a hopeful look at a tidy-looking house.

We are down on the flats near the creek. How does that change things? The low ground near Marshalls and Yelgun Creeks sits in a catchment with a long flood history, so the damp risk is higher there. If water has been through your place, or it sits low and humid, a mould test is the reliable way to know what is in the structure.
Our block was part of the old farmland. Is the soil worth testing? It can be, especially if you are subdividing or selling. We are updating an original estate home. When should we test? Before you disturb anything. The original homes here are right in the asbestos window, so testing first lets you plan each stage of the work safely rather than discovering a problem partway through.
Do you cover the area around Ocean Shores as well? We do. As well as Ocean Shores we cover New Brighton by the beach, Brunswick Heads over the river and nearby Mullumbimby. More than one property in the area can usually be handled in the one trip.
Do you remove the asbestos or mould you find? No, we only test. We stay independent, so our job ends at telling you exactly what is there and how serious it is. From there you bring in a licensed removalist or remediation crew. Staying out of removal keeps our results honest.
