Within Australia and New South Wales, there are currently no regulatory requirements or government-endorsed guidelines that define acceptable mould levels within buildings. In the absence of a prescribed standard, Nviro Industries adopts internationally recognised industry best practice, drawing upon leading reference standards, current scientific research, and extensive field experience to assess and interpret mould and moisture conditions. Given the specialised and often complex nature of indoor environmental investigations, engaging an experienced specialist is essential to ensure reliable interpretation and effective management of mould and moisture-related issues.

The climate does most of the work. Mould only needs three things to grow: moisture, something to feed on, and time. The Northern Rivers hands it the first one for free through most of the year, and the building materials in a typical home cover the second.
Older timber and weatherboard homes, places with poor airflow, sheds converted into living spaces, and anything that has taken on water all sit in the high-risk bucket. The 2022 floods made this worse for a lot of people. Water gets in, dries slowly, and mould takes hold inside wall cavities and under floors long after the surface looks fine again.
Coastal homes have their own version of it. Constant humidity, salt air, windows that sweat, and rooms that never fully dry between wet spells. Whether you are in a hinterland cottage or a place a few streets back from the beach, the conditions that grow mould are just part of life here. That is not a reason to panic. It is a reason to know what is actually in your home rather than guessing.
A mould test answers the questions your eyes cannot. There are two main ways we go about it, and they do different jobs.
Air sampling measures the spores floating in the air you breathe. We capture a sample over a set period using proper equipment, then compare what is inside your home against an outdoor baseline taken on the same day. That comparison matters. Mould spores exist everywhere in the outside air naturally, so the only way to know whether your indoor levels are a problem is to measure them against what is normal outside right then.
Surface sampling, using a swab or a tape lift, looks at a specific spot. If you have a dark patch and want to know whether it is active mould or just dust and staining, a surface sample settles it and identifies the species.
Both go to a laboratory accredited by NATA for analysis. The lab counts the spores and identifies the types present. Some are common, mild outdoor varieties. Others, like the species often called black mould, only show up where there has been real water damage and carry more weight. The report tells you which you are dealing with, in plain terms.
That is the value. You move from "there is something on the wall" to "here is exactly what it is, here is how much, and here is whether it points to a hidden source."
You do not need a test for every speck of mould. A bit of surface mould in a shower that wipes away and stays gone is just life in a humid climate. Testing earns its place when the answer actually changes what you do next. A few common situations:
There is a musty smell but you cannot find the source. That smell is often the first sign of mould growing somewhere you cannot see, like inside a wall cavity or under flooring.
Someone in the house is unwell. Headaches, ongoing congestion, irritated eyes or breathing trouble that eases when you leave the house can point to indoor air quality. A test gives you data instead of a hunch.
The property has had water damage. A burst pipe, a leaking roof, or flood water through the floor are all classic triggers. Even after it dries and looks fine, mould can be established out of sight.
You are renting, or you are a landlord. A lab report is solid, independent evidence of what is or is not present, which is far more useful than opinions when there is a disagreement to sort out.
You are buying a place. Knowing the air quality and whether there is a hidden moisture problem before you commit is worth a lot.
This trips a lot of people up. Spotting visible mould tells you there is a problem in that spot. It does not tell you the size of it, the type, or whether the patch you can see is the cause or just a symptom of something larger behind it.
This is also why the cheap DIY settle plates you can buy do not give you much. They will grow something, because spores are in the air everywhere, then leave you panicking over a result that means almost nothing. They cannot tell you how much air was sampled, they cannot compare your indoors to the outdoor baseline, and they completely miss the heavy, invisible spores that matter most. Proper sampling with calibrated equipment and lab analysis is the difference between real data and a science experiment on your kitchen bench.
We have kept it simple and low-stress.
It starts with a look at the property and a conversation about what is going on. Where is the smell, where has there been water, what symptoms are people noticing. That shapes where we sample.
Then we take the samples, air or surface or both, depending on what makes sense for your situation. Air sampling takes a little time on site to capture a proper volume, and we always grab that outdoor control sample to compare against.
The samples go to a NATA-accredited laboratory. Results usually come back within several business days. You then get a clear report on what was found, the spore levels, the species, and what it points to, explained in language that actually means something to you.
From there you know whether you are looking at a simple surface clean, a humidity and ventilation issue, or a hidden source that needs proper attention.
Worth being clear about this. Nviro Industries only tests for mould. We do not remove or remediate it. That is deliberate, and it works in your favour.
When the company telling you how bad the mould is happens to be the same company quoting thousands to fix it, you can never be totally sure the result is straight. We have no remediation job riding on the outcome. Our only product is an honest, accurate answer. If the air comes back clean, we will tell you that just as readily as if it does not, and you will not be talked into work you do not need.
If your result does point to a real problem, you will know exactly what you are dealing with, which puts you in a strong position when you bring in someone to fix it. You are not walking in blind and hoping their assessment is fair.

Can't I just tell by looking at it?
You can tell there is mould present, but not what type it is, how much is in the air, or whether there is a bigger hidden source. Those are the things that actually guide what you do, and they need a lab to answer.
What is the difference between air and surface testing?
Air sampling measures the spores in the air you breathe and compares them to outside. Surface sampling identifies what a specific visible patch actually is. Often the most useful picture comes from doing both.
Are those DIY mould kits any good?
Not really. They grow background spores that exist everywhere and create false alarm, and they miss the hidden spores that matter. They cannot measure air volume or compare indoor to outdoor levels, which is the whole point of proper testing.
We had water through the place in a flood. Is it worth testing now?
Yes. Flood and water damage are among the most common reasons mould takes hold, and it often grows out of sight inside walls and under floors well after the surface dries. A test tells you whether that has happened.
Do you get rid of the mould?
No. We only test and report. That keeps our result independent. If you need it removed, you will know exactly what you are dealing with when you bring someone in.
How long until I get results?
The lab analysis generally takes several business days. We will let you know the expected turnaround when we take the sample.
Can a mould report help with a rental dispute?
It can. An independent lab report is far stronger evidence of what is or is not present than back-and-forth opinions, which is why tenants and landlords both find it useful.
Is all mould dangerous?
No. Plenty of mould is common and mild. Some types matter more, particularly those linked to water damage. The point of testing is to tell the difference rather than assume the worst or shrug it off.
Living with a question mark over your own home is the worst part of this. Either the air is fine or it is not, and a test settles it so you can act on facts instead of worry.
